Why invest in Spanish real estate?

High rental yields

Gross rental yields between 5% and 12% depending on the city and property type. Long-term rentals provide stable income, while holiday rentals in coastal areas can yield significantly more during peak season.

Strong capital appreciation

Spanish property prices have been rising consistently since 2015, with 4-9% annual appreciation in major cities. Limited new construction and growing foreign demand continue to drive prices upward.

Golden Visa programme

Non-EU citizens who invest €500,000+ in real estate can obtain residency for themselves and their family. This grants access to the entire Schengen area and Spain's excellent public services.

Favourable tax environment

Spain has double taxation agreements with over 90 countries. Property taxes (IBI) are significantly lower than in the UK, France or Germany. Mortgage interest is deductible against rental income.

Tourism powerhouse

Spain is the world's second most visited country with 85M+ annual tourists. This creates enormous short-term rental demand, especially in coastal cities and Madrid/Barcelona.

Quality of life

World-renowned healthcare, 300+ days of sunshine, excellent gastronomy, rich culture and affordable cost of living. Many investors eventually relocate to Spain themselves.

Step-by-step buying process

1

Get your NIE number

Apply for your Numero de Identificacion de Extranjero at a Spanish consulate or police station. This is required for all property transactions. Processing takes 1-3 weeks.

2

Open a Spanish bank account

You'll need a Spanish bank account for the purchase and ongoing expenses (mortgage, taxes, utility bills). Most banks can open accounts for non-residents with your passport and NIE.

3

Find your property

Use AssetRent Capital to analyse profitability, compare properties and run automated valuations. ARC-AI helps you find properties matching your investment criteria.

4

Make an offer & sign Arras contract

Once you've found your property, make an offer. If accepted, you sign an Arras contract (deposit contract) and pay a 10% deposit. This is legally binding for both parties.

5

Due diligence & mortgage

Your lawyer verifies the property is debt-free (Nota Simple from the Land Registry). If you need financing, Spanish banks offer mortgages up to 70% LTV for non-residents at competitive rates.

6

Sign at the Notary

The final deed (Escritura Publica) is signed before a public notary. You pay the remaining amount, taxes (ITP 6-10%) and notary/registry fees. Keys are handed over immediately.

What taxes do foreign property owners pay?

Non-resident property owners pay IRNR (Non-Resident Income Tax) at 19% (EU) or 24% (non-EU) on rental income, plus IBI (property tax, typically 0.4-1.1% of cadastral value). Capital gains tax is 19% on profits when selling.
