Step-by-step buying process
Get your NIE number
Apply for your Numero de Identificacion de Extranjero at a Spanish consulate or police station. This is required for all property transactions. Processing takes 1-3 weeks.
Open a Spanish bank account
You'll need a Spanish bank account for the purchase and ongoing expenses (mortgage, taxes, utility bills). Most banks can open accounts for non-residents with your passport and NIE.

Make an offer & sign Arras contract

Your lawyer verifies the property is debt-free (Nota Simple from the Land Registry). If you need financing, Spanish banks offer mortgages up to 70% LTV for non-residents at competitive rates.
Sign at the Notary
The final deed (Escritura Publica) is signed before a public notary. You pay the remaining amount, taxes (ITP 6-10%) and notary/registry fees. Keys are handed over immediately.
